In US terms that's about $46 to $116 per square foot — a fraction of typical US construction costs, for masonry construction that doesn't burn and doesn't blow away. The land is extra, and so are a few things every honest builder should itemize for you.
What those numbers include — and what they don't
- Included in a serious per-m² quote: structure, walls and roof (concrete/block), electrical and plumbing installations, floors, bathrooms and kitchen at the stated finish level, doors and windows, paint.
- NOT in the per-m² number: the land itself, the architectural project and construction license, connection to utilities (which vary wildly by location), a water tank/cistern sized for your area, and outdoor works like perimeter walls and driveways.
- Furniture and appliances are never included — and 'kitchen' means the built kitchen, not the refrigerator.
- Beware quotes dramatically below these ranges: the money is usually recovered later through 'extras,' or the spec quietly drops (thinner slabs, no waterproofing, bare-minimum wiring).
A worked example
A 120 m² home (about 1,290 sq ft — three bedrooms, two baths) at the mid-range standard lands roughly between $89,000 and $109,000 USD of construction. Add the project, license, and site works, and a realistic all-in construction budget sits comfortably under what a down payment alone costs in many US metros. This is the honest math behind why so many families with roots in Jalisco build back home: it's not nostalgia — it's arithmetic.
What actually moves your price
Finish level moves it most — the same floor plan swings 2x between simple and premium finishes. Then site conditions: slope, soil, and access can add real structure costs, which is why we study the lot before quoting, not after. Then the peso-dollar exchange rate, which shifts what your dollars buy month to month. What should NOT move your price: surprises. A fixed-price contract with payments tied to verified construction milestones — pay when the slab is poured and photographed, not when the calendar says so — is how you keep the number you signed.

Why is building in Mexico so much cheaper than in the US?
Labor costs are the biggest factor, followed by simpler code/permitting overhead and masonry construction methods that use local materials. What is NOT cheaper: doing it badly twice. The savings are real, but they reward buyers who verify the land and fix the price in a contract.
Can I pay in dollars from a US bank account?
You can fund the project from the US — payments are made by traceable transfer per your contract's milestone schedule. Contracts price in a stated currency; ask how exchange-rate movement is handled before signing, not after.
How long does construction take?
For a one- or two-story home, typically 6 to 12 months of construction, plus the paperwork phase before it (land verification, project, license) that most people forget to count. Milestone-based payments keep a build moving; irregular funding is the #1 self-inflicted delay.
